The Philosophy of Lowes Management Services

We conducted personal research and found that a large percentage of management companies charge higher fees and offer limited services. We guarantee experienced, knowledgeable managers, a wide range of services and the lowest prices possible.

Emergencies and questions are not confined to the 9 AM to 5 PM time frame, so why should the availability of a management company? An answering service supplying the name and number of a plumber, for instance, is not personal service. A member of Lowe’s management is accessible 24 hours a day, 7 days a week.

Paying the Association’s expenses on time is our priority. Too often, management companies are late paying expenses, forcing the Association/Owner to incur late fees and interruption of services.

Homeowner Associations hire management companies to concentrate on details of running an efficient and aesthetically pleasing community. We therefore view each facility we manage as if it were our own, paying attention to details and keeping the Association/Owner abreast of all pertinent conditions.

Our clients work hard to pay for management dues, thus we work hard for our clients.

We are a profession management company who offers a high level of services for small homeowner associations. Our concierge service and attention to detail is what sets us apart from other management companies. It is apparent that many management companies charge high fees and offer limited services and may not be reactive to your needs. Why pay a management company, only to be ignored or receive substandard services. What would happen if one calls with an emergent need only again to find the usual substandard help?    

We guarantee that we are accessible 24 hours a day, 7 days a week. Problems and emergencies are not confined to the 9 AM to 5 PM time frame, so why should the availability of a management company?    As one from a business family in Pasadena since 1938 and as a retired Fire Chief, I and my team can offer a wide range of services with financial expertise high on our agenda.

Our services include

Lowe’s Management Services, Inc. offers homeowners associations comprehensive and specialized services catered to their individual needs. Personal service is our top priority. Not only are we accessible 24 hours a day, 7 days a week, we also guarantee experienced, knowledgeable managers, a wide range of services and the lowest prices possible. Our services include:   

  • Choices to fit your individual needs. Choose one or all of our services - physical management, financial management, landscaping services or janitorial services.
  • Emergency availability and response, 24-hours a day, 365-days per year.  
  • Within 60 days of the commencement date of our contract we will provide a comprehensive internal audit of your association, including a physical inspection of the property, management and maintenance of your infrastructure, financial information and the legal health of your association.
  • Emailing or mailing monthly itemized statements to owners and depositing all receipts in a trust bank account.
  • Providing Financial Statements, including the Balance Sheet, Statement of Cash Flows, Income and Expense Report with the budget variance of the current month and Year to Date, Cash Disbursement Register, Delinquency Report, and Bank Statements with a Bank Reconciliation Report on a monthly basis.
  • Paying all expenses in a timely manner.
  • Hiring of reliable and reasonable maintenance and repair companies.
  • An annual pro forma budget, distributed to your members.
  • Prior to the Year End Report and After the Year End Report, as mandated by the California Civil Code.
  •  Executing the stipulations in your delinquency policy with regard to monthly dues, filing liens, assessments and vendors.    
  • Attending homeowners’ association meetings, once a month.
  • Reading, understanding and enforcing the CC&R's and By-Laws of the community.
