  • Emergency availability and response, 24-hours a day, 365-days per year. 

  • Within 60 days of the commencement date of our contract we will provide a comprehensive internal audit of your association, including a physical inspection of the property, management and maintenance of your infrastructure, financial information and the legal health of your association. 

  • Emailing or mailing monthly itemized statements to owners and depositing all receipts in a trust bank account. 

  • * Providing Financial Statements, including the Balance Sheet, Statement of Cash Flows, Income and Expense Report with the budget variance of the current month and Year to Date, Cash Disbursement Register, Delinquency Report, and Bank Statements with a Bank Reconciliation Report on a monthly basis. 

  • Paying all expenses in a timely manner. 

  • Hiring of reliable and reasonable maintenance and repair companies. 

  • * An annual pro forma budget, distributed to your members. 

  • * Annual Disclosure Report, as mandated by the California Civil Code. 

  • Executing the stipulations in your delinquency policy with regard to monthly dues, filing liens, assessments and vendors. 

  • Attending homeowners’ association meetings. 

  • Reading, understanding and enforcing the CC&R's and By-Laws of the community
